Once the price is agreed and due diligence passes, the contractual phase begins. A senior IREA attorney drafts, redlines and negotiates the preliminare on your side alone, because the small clauses decide everything.

The clauses that protect you

Conditions precedent (mortgage approval, urbanistic compliance, lien removal) each get a clean unwind mechanism; penalty caps run both ways. We negotiate symmetry into every line, not just the seller-friendly defaults.

The right deposit

Caparra confirmatoria (forfeit-and-double) or acconto (a payment on account): the wrong choice can cost you the deposit if completion slips a single day. We also fix who insures and bears risk before the rogito.

The notary is neutral

The Italian notaio is a public official who guarantees the deed, not the buyer. We attend in your name, review the draft 48 hours ahead, and pause the signing if a figure, description or clause drifts from what was negotiated.
